Two Queen Guest Room at Hampton by Hilton Columbia South Carolina

The Hampton Inn Columbia Downtown Historic District, owned by Windsor Aughtry and managed by Hospitality America, completed a comprehensive property-wide renovation aligned with Hilton's newest North American design prototype. The transformation touched every corner of the hotel — guestrooms, public spaces, a doubled fitness center, and a new outdoor patio with fireplace. Nothing was left untouched.


This property marks Hospitality America's 14th Hilton hotel and one of five properties we manage in South Carolina. The renovation gave our team a product worthy of the standard our associates already set every day.

Hampton by Hilton Roanoke Downtown — $2.6 Million (2026)


Windsor Aughtry invested $2.6 million to fully renovate the Hampton by Hilton Roanoke Downtown — every guestroom, meeting room, public space, and the fitness center — reinforcing the property's position as the premier lodging option in downtown Roanoke's Star City.


The renovation, completed by Lionberger Construction and designed by AK Design Group, was celebrated at a grand opening that welcomed Roanoke's Mayor, Chamber leadership, and Visit Virginia's Blue Ridge, the regional CVB. That kind of community visibility doesn't happen by accident — it happens because a renovated, well-operated hotel becomes something the market is proud to talk about.




Newly Renovated Guest Room at Springhill Suites by Marriott Roanoke

SpringHill Suites by Marriott Roanoke — $2.5 Million (November 2025)


Windsor Aughtry's investment in the SpringHill Suites by Marriott Roanoke delivered a full property transformation: refreshed guestrooms and suites, a redesigned lobby and public spaces, and upgrades aligned with Marriott's latest brand standards. This property also marks a meaningful milestone — the first SpringHill Suites in the Hospitality America portfolio and our fourth Marriott brand, an expansion of our branded operating depth.


Located near Berglund Center and Carilion Roanoke Memorial Hospital, and approximately one hour from Virginia Tech in Blacksburg, the hotel serves a diverse demand mix spanning corporate, healthcare, academic, and university-event travel — a profile that rewards a consistently excellent physical product.



Newly Renovated Guest Room at Hampton by Hilton Baton Rouge Downtown

Hampton Inn & Suites Baton Rouge Downtown — $2.5 Million (November 2025)


The renovation at the Hampton Inn & Suites Baton Rouge Downtown delivered all-new guestrooms, revitalized public spaces, and expanded food and beverage offerings — including the introduction of self-serve beer and wine taps, a distinctive amenity that elevates the property's competitive position for both business and leisure travelers.


Situated one mile from downtown Baton Rouge and near Southern University, A&M College, and Louisiana State University, this hotel serves an academic, sports, and government demand base that rewards differentiated product and consistent service delivery.


What's Coming: Active Renovations in 2026–2027


The pipeline of Windsor Aughtry investment doesn't stop at what's already complete. Two flagship properties in our portfolio are currently undergoing — or preparing to enter — transformational renovations that will meaningfully reposition each asset heading into 2026 and 2027.


Hilton Columbia Center — Public Spaces Now, Guestrooms This Fall


The Hilton Columbia Center is currently in the midst of a comprehensive public space renovation, with work underway across the meeting spaces, fitness center, lobby, market, check-in area, and pool. The renovation also introduces two new programming additions: a lobby bar and café — amenity upgrades that meaningfully expand the hotel's F&B presence and social appeal in Columbia's competitive full-service market.


The timeline is deliberate. Public space work is targeted for completion before the first University of South Carolina home football game — positioning the hotel to capture the high-demand, high-rate weekends that anchor Columbia's fall demand calendar.


Guestroom renovations follow this fall, with full project completion scheduled for Q2 2027.

For a full-service Hilton asset anchored in a university market, the sequencing matters as much as the scope: a transformed lobby and new bar arrive in time for peak demand, while guestrooms follow through the shoulder season.


Embassy Suites Greenville RiverPlace — Renovation Beginning December 2027


The Embassy Suites Greenville RiverPlace — one of the most prominent full-service assets in the Hospitality America portfolio — is set to begin renovation in December. The project will encompass a reimagined lobby, refreshed meeting spaces, updated fitness center, and pool renovation, followed by a full guestroom transformation. Completion is targeted for the end of Q2 2027.


Greenville's downtown RiverPlace corridor has evolved substantially over the past decade into one of the most dynamic hospitality markets in the Southeast. A renovated Embassy Suites — the brand's signature all-suite format with its distinctive family-centered experience — enters that competitive set with the physical product to match its location and the operational team already in place to capitalize on it.

The dynamics between owner investment and management execution are not merely additive; they are multiplicative in nature. A renovated hotel managed by an underperforming operator may struggle to achieve the rate premium that the asset deserves. Conversely, a high-performing operator managing a declining property will encounter limitations on average daily rate (ADR) and guest satisfaction that cannot be surpassed, regardless of operational efforts. This illustrates that both investment and management quality are crucial, each influencing the other in a complex relationship.

A fully renovated Hampton and a refreshed SpringHill Suites, both operated by the same management company with deep knowledge of the market, give us the ability to serve across rate tiers and guest segments with strong brand-backed product. That market density — multiple Hospitality America–managed properties in a single destination — compounds our local relationships and competitive intelligence. The same logic applies in Baton Rouge, in Columbia, and in Greenville: consistent reinvestment keeps hotels competitive and keeps our teams proud to represent them.
