Founded in 1995, Hospitality America is a third-party hotel management company focused on one thing: protecting and growing the value of our owners’ assets. With more than 30 years of fully integrated, total-profit planning experience across Hilton and Marriott flags, we support our partners through every phase of the hotel lifecycle—from site evaluation and underwriting through opening, ramp-up, and long-term performance.

  • Hands-on management that drives NOI, protects the physical asset, and delivers consistent brand-leading guest satisfaction. Our approach to hotel management is intentionally selective and hands-on. We evaluate every potential asset against strict internal criteria and market fundamentals before we take it on—because our goal is not to grow the largest portfolio, but to outperform on every one we manage. Our properties consistently deliver occupancy, ADR, RevPAR, and GOPPAR that outpace system-wide averages for the brands we represent.

  • Early-stage input that de-risks your project, aligns the concept to the market, and sets the hotel up to open on plan. Hospitality America is typically engaged long before a shovel hits the ground. We partner with developers and capital partners to evaluate sites, brands, and underwriting assumptions, ensuring that each project is viable and differentiated in its market. While we do not provide direct financing or act as a developer of record, we leverage long-standing relationships with respected development and investment firms to help bring projects to life.

    • Market feasibility & underwriting support – Demand analysis, segmentation strategies, and operating pro formas to support your investment thesis.

    • Brand selection & soft-brand expertise – Recommendations, applications, and negotiations with Hilton and Marriott, including soft-brand concept development. 

    • Concept & schematic design input – Room mix, amenity programming, F&B and meeting space recommendations aligned with revenue and cost assumptions.

    • FF&E procurement coordination – Coordination with purchasing agents and designers to meet brand standards and budget.

    • Pre-opening planning & ramp-up – Project timelines, pre-opening sales and marketing plans, staffing, training, and opening-week readiness.

  • Fast, disciplined takeover support to stabilize distressed assets, improve cash flow, and prepare for refinance or disposition. From pre-purchase due diligence to post-closing transition, we support investors acquiring or inheriting under-performing hotels. When appointed in receivership, we move quickly to stabilize operations, protect the asset, and restore confidence with lenders, brands, and associates. Our focus is on what is necessary and prudent to restore profitability and cash flow—whether the long-term goal is hold, reposition, or sell.
