An unusually featured 221-key Hampton Inn & Suites in construction in Miami¹s downtown Brickell
financial district will open in late 2011.

proforma analysis, schematic design, interior FF&E design and purchasing, and opening.
Hospitality America managed Hampton Inns® achieve occupancies, average room rates, RevPAR's and Gross
Operating Profits substantially exceeding original proformas and Hampton Inn® system-wide averages.
In 2008 and 2009 our managed portfolio of Hampton Inns® produced aggregate RevPAR 27-30% higher
than Hampton Inn® system average.
Our Hampton Inns® rank high in product and service delivery as measured by Hilton® TQI scores.
For 2009, aggregate TQI scores of our Hampton Inns® averaged in the top 25% of the system. Our
hotels have been recognized with many service/quality awards. Our 222-room Hilton-Columbia,
SC has consistently been ranked in the Top 5 of all Hilton hotels in North America since
opening in 2007 by Voice of the Customer rankings.
We provide specialized project management and consulting for owners of various hotel projects
including offshore resorts in the Caribbean. We are proud of our track record for improving
financial yields to institutional clients burdened with non-performing assets.
Chris Cargen, Hospitality America's CEO, lives and offices in Brentwood, Tennessee. He is an
honors graduate of Cornell University School of Hotel Administration and a 40-year veteran of the
